MODTAGE design was approached to overhaul this residence to better reflect our client's personality and lifestyle.
The existing condition of the dwelling was done on a developers budget and lacked planning & character. The bathrooms were devoid of natural light with inefficient layouts, low quality plumbing fixtures and poor lighting. All of the interior gyp board walls were coated with low grade mottled 'knockdown' texture and there were empty unclaimed spaces within the walls where MODTAGE design discovered we could gain additional square footage.
MODTAGE design carefully listened to the client regarding the shortcomings of the home and developed numerous space plans, exploring a multitude of options that would enhance the overall layout, gaining previously lost square footage and bringing in more natural light.
MODTAGE design provided full architectural and interior design services. We stripped the entire residence down to it's core to create a truly customized and individual home specific to our client. Our services included relocating walls & interior windows, while simultaneously exposing more of the beautiful brick & structural beams. In the limited square footage, we created functional & smart bathroom layouts that incorporated some of the homeowner's ancillary requirements including a custom soaking tub, a laundry space, and a closet to accommodate the home's smart system requirements. Custom sliding doors at the master bath provide the ability to open the space further and enjoy the open loft or can be closed for more privacy when guests are visiting. Custom tile layouts were meticulously planned to intersect with adjacent materials and cabinetry seamlessly. Light fixtures were integrated with the architecture while a new smart lighting system provided countless options for personalization, such as lighting a path to your morning coffee.
MODTAGE design worked closely with our local craftsmen and vendors to provide all of the custom built components including suspended wood boxes concealing the projection screen and another box bringing pendant lighting closer to the dining table. Countless custom cabinets and floating shelves provide smart storage solutions for anything from books to audio-visual needs to barware and vanity storage. Custom metal floating shelves in the kitchen were carefully planned to provide a space for dinnerware and spices, while custom wood trays were thoughtfully and individually designed for drawer organization. In the master bedroom, the built-in open closet system was meticulously planned to intersect gracefully with the angled structural beam while the coordinating custom bed, headboard and nightstands provided a cohesive interior.
The clients desire to incorporate environmentally friendly materials with minimal off-gassing was met in every aspect of the project; from the interior of the cabinetry to paints and finishes applied throughout the home. Reclaimed wood, organic linens and non-toxic upholstery completed the eco-conscious vision.
